Saltwater Escapes Terms and Conditions – Updated 26 November 2025
1.The Contract
Bookings are subject to these Terms & Conditions. English law applies. The letting is a holiday letting within Schedule 1, paragraph 9 of the Housing Act 1988 and is not an assured tenancy.
Saltwater Escapes Ltd (the “Agency”) acts as agent for the property owner (the “Owner”). The contract of letting is between the guest (“Guest”) and the Owner. A contract arises when payment is received and the Agency issues a booking confirmation. The party leader must be at least 18 and is responsible for compliance by the whole party. Before arrival, the Guest must provide names and contact details of all staying guests.
2. Payment
A deposit of 25% of the holiday price is payable at booking. Bookings made within 60 days of arrival must be paid in full at the time of booking. The balance is due 60 days before arrival; failure to pay may be treated as a cancellation by the Guest.
3. Cancellation Policy (Direct Website Bookings)
Cancellations must be notified by phone and email; once received in writing we will confirm. For direct bookings, the following charges apply based on when we receive written notice:
- 28 days or more before arrival: 25% of the total booking value is payable.
- 14–27 days before arrival: 50% of the total booking value is payable.
- Within 14 days of arrival: 100% of the total booking value is payable.
An administration fee of £35 applies to all cancellations. We strongly recommend suitable UK travel insurance. For bookings made via third‑party platforms, that operator’s terms apply.
If the Agency or Owner cancels because the Property is unavailable for reasons beyond their reasonable control (e.g. significant damage or safety issue), a full refund of amounts paid will be made. This does not affect your statutory rights.
4. Security Deposit – Breakages & Damages
Where required, a refundable security deposit is taken via card pre‑authorisation and released after checkout once housekeeping confirms no loss or damage (typically within 3 days). Guests must report breakages, damage or equipment failure as soon as reasonably practicable. The Guest is liable for the reasonable costs of repair or replacement. By booking, the Guest authorises the Agency to recover such costs from the payment card used for the booking or deposit.
5. Fees & Charges
Callouts – Guest Responsibility
A callout charge of £75 per visit applies where the issue is deemed to be the Guest’s responsibility (e.g. lockouts, lost keys/fobs, failure to follow appliance instructions, tripped fuses due to overloading, misuse of heating/hot tub/EV equipment, or where no fault is found). Parts/materials and third‑party costs are charged in addition.
Excess Cleaning / Keys
If the Property is left in an unacceptable condition, additional cleaning/remediation may be charged. Failure to return keys/fobs may result in the cost of replacement and, where required, lock changes.
Late Checkout / Unauthorised Overstay
Unauthorised late departures may incur charges equivalent to the cost of delaying housekeeping and, where applicable, an additional night’s stay.
6. Pets
Pets are permitted only where stated for the Property or where an assistance dog is required and notified to the Agency. A fee per pet may apply. Pets must not be left unattended, are not permitted on furniture or in bedrooms, and must be house‑trained and at least 6 months old. Additional cleaning caused by pets may be charged.
7. No Smoking or Vaping
Smoking or vaping is not permitted inside the Property. Breach may result in charges for additional cleaning and remediation and/or termination without refund.
8. EV Charging
EV charging is only permitted where a dedicated EV charger is provided and must follow the manufacturer and Property instructions. Charging from domestic sockets or extension leads is prohibited. Unauthorised charging may incur charges and/or termination without refund.
9. Hot Tubs, Pools & Saunas (where applicable)
Where provided, facilities must be used in accordance with Property rules and safety guidance. Children must be supervised at all times. The Owner or Agent may need access to test/treat water for safety. Misuse leading to water replacement or callouts may be charged.
10. Bookings – General Terms
The Owner/Agency may refuse a booking. We or our representative may enter the Property to undertake essential maintenance or inspection. Check‑in is typically from 3pm and checkout by 10am unless stated otherwise in your confirmation. Maximum occupancy must not be exceeded. Stag/hen or similar parties are not permitted. The Agency may terminate a booking without refund for serious breaches causing damage, danger or nuisance. Guests must secure the Property (doors/windows) when unattended; inventory must remain on site. Children under 18 must be supervised at all times.
11. Wi‑Fi
Complimentary Wi‑Fi (where available) is provided for recreational use and is not guaranteed for business purposes. Service may be unavailable or interrupted.
12. Neighbouring Works & Third‑Party Nuisance
The Owner and Agency are not responsible for works or nuisance outside the Property’s boundary or for third‑party activity beyond their control.
13. Liability
Properties may present inherent risks (e.g., steps, unfenced drops, pools). Guests are responsible for taking reasonable care. Neither the Owner nor Agency accepts liability for accidents, loss or damage unless caused by their negligence. The total liability of the Owner/Agency is limited to the total rental paid.
14. Waste & Recycling
Guests must follow local waste and recycling guidance provided for the Property. Charges may apply for disposal of excessive waste or contamination of recycling.
15. Data & Privacy
Personal data is processed to manage bookings, fulfil the contract and comply with legal obligations. See our Privacy Policy for details, including your rights. Guests may opt out of marketing at any time.
16. Third‑Party Services
The Agency may introduce Guests to third‑party goods/services. Any contract is between the Guest and the provider. The Agency is not party to such contracts.
17. Changes to These Terms
We may make reasonable amendments or additions to these Terms & Conditions. The version in force at the time of booking applies, unless changes are required by law or for safety.
