The grand sitting room is beautifully furnished and full of character, featuring exposed ceiling beams, traditional wall panelling and an impressive open fireplace with a wood-burning stove. A television and DVD player complete the space, creating a warm and welcoming setting for relaxed evenings.

The spacious, well-equipped farmhouse kitchen enjoys lovely views over the courtyard and is perfectly designed for group dining. It includes an electric range cooker with gas hob, microwave oven, large fridge freezer and two dishwashers, with a cosy breakfast area just a few steps away. A separate utility room provides a washing machine and tumble dryer for added convenience. Nearby, the historic dining room is a true highlight, boasting a large original fireplace dating back to 1591 with a wood burner, generous seating and a beautiful stained-glass window, perfect for memorable meals together.

For entertainment, the expansive games room offers a full-size snooker table, pool table, table tennis, a skittle alley, an un-stocked bar area and a 50” television, ensuring fun for guests of all ages whatever the weather.

The farmhouse offers six spacious en suite bedrooms, all light and airy. Two family rooms feature a double bed and two single beds, one of which is privately accessed from the games room. Two elegant double bedrooms include the master room with an exquisite antique French bed, while two twin rooms sit side by side with a lockable interconnecting door and zip-and-link beds that can be converted into 6’ doubles if required. A wooden cot and travel cot are available for guests with young children.

Outside, the property truly excels, offering outstanding facilities within expansive private grounds. A sheltered BBQ patio accessed from the games room features outdoor dining furniture, a charcoal BBQ, a sauna and two six-seater hot tubs, providing the perfect place to relax and unwind. Just 4 miles from Sutton Barton Farmhouse, you will find the lively market town of Honiton, famous for lace, pottery, and the antiques capital of the South West. Art lovers should take a trip to the Thelma Hulbert Gallery, featuring local art and frequent events and workshops.

Take in the pretty scenery and take a walk along the East Devon Way, or find a secluded spot on Sidmouth Beach, to soak up the sun. You will also find the Seaside town of Seaton, a fishing harbour and civil parish in East Devon on the south coast of England, between Axmouth and Beer. Facing onto Lyme Bay, Seaton is perfectly accessible to explore the Jurassic Coast World Heritage Site. A sea wall provides access to the mostly shingle beach stretching for about a mile, and a small harbour, located mainly in the Axmouth area.

Exmouth, is also a very popular part of the South East Devon coastline, and has two miles of golden sands with rock pools, perfect for children to explore. Exmouth is also very popular with water sports enthusiast, where you can hire windsurfers, kite surfers and kayaks.

For wine lovers, be sure to visit the Lyme Bay Winery, with award winning still and sparkling wine, fruit wine, rum and much more from Devon's beautiful Axe Valley.
