St Clements Lodge is a characterful Grade II listed barn conversion set in a wonderfully peaceful rural position at Upcott Barton Farm, near Beaford in North Devon. Surrounded by open countryside and located between Dartmoor and Exmoor, this spacious single-storey retreat is ideal for families, groups of friends and guests looking to enjoy walking, cycling and the slower pace of country life.

The lodge retains plenty of original character, with exposed stonework and beams throughout, while offering a practical and sociable layout for modern holidays. At the heart of the property is the open-plan kitchen, dining and living area. The sitting space provides plenty of room for everyone to relax together, with comfortable seating, television and French doors opening directly onto the courtyard. Rural views and the quiet farm setting create a relaxed atmosphere throughout. The dining area comfortably seats up to eight guests and sits alongside the kitchen, making the space ideal for sociable breakfasts, family meals and relaxed evenings together.

The kitchen is well equipped for self-catering stays, with an electric oven and hob, microwave, fridge/freezer and dishwasher. All three bedrooms are located on the ground floor. Bedroom one has a king-size bed, television, built-in wardrobes and dressing table, with space for a travel cot. Bedroom two is a twin room with two single beds, while bedroom three has a super-king-size zip and link bed which can be configured as twin beds on request. For larger groups, the lounge also has a sofa bed which can accommodate two additional guests, bringing the total occupancy to eight.

Outside, guests have access to two enclosed garden areas, including lawn, shaded spaces and rural views. Garden furniture provides space for outdoor dining and relaxing, while a charcoal barbecue is available for warmer days. The enclosed layout makes the outside space particularly useful for families and guests travelling with dogs. For guests travelling with horses, paddock access and livery may be available by prior arrangement, making St Clements Lodge an unusual and flexible countryside escape.

Beaford is around a mile away, while the nearby village of Roborough is approximately ten minutes by car. RHS Garden Rosemoor, Dartmoor, Exmoor and the wider North Devon countryside are all within easy reach.

Location

South Molton offers a wealth of shops, eateries and pubs. In the neighbouring village of Kings Nympton, pop into The Grove Inn or head to the village of Dunster with its shops, restaurants and the National Trusts’ Dunster Castle, with its subtropical gardens which has four different micro-climates is home to a diverse range of plants and wildlife.

Within the surrounding area is a large selection of pubs and restaurants including the well-known Michelin stared, The Masons Arms. The lovely towns of Great Torrington, set on an inland cliff top with steep drops down to the River Torridge below and bustling Barnstaple, are within a 30 minute drive with an abundance of shops and eateries.

Visit Exmoor with its spectacular scenery and enjoy peaceful walks over the moors where you may catch sight of the wild Exmoor ponies. A must is also the Tarr Steps or try some of the 51 miles of the Coleridge Way.

Slightly further afield you can stroll along the beach at Ilfracombe or take a coastal cruise from the harbour and look out for seals, porpoises and dolphins. Another recommended beach can be found at Saunton Sands.

Play a round of golf at High Bullen Hotel Golf & Country Park, and for the sporting enthusiasts there are ample activities to try such as kayaking, fishing, riding or rock pooling. Fishing is very popular in this area with lakes and reservoirs for coarse and still water trout fishing, plus rivers for wild trout and salmon.
